In this edition of the Kitsap County housing market update, we see more of what we've been seeing for a few years now — steadiness!

We see our usual seasonal highs and lows, with average prices and overall activity dropping Nov–Feb, then everything picks back up around March. Our highs and our lows have been remaining very similar since 2023.

In this update, we only looked at single family homes in Kitsap County, leaving out vacant land, manufactured homes, condos, and multi-family properties to keep the data clean and focused.

Key Takeaways:

  • Seasonal patterns continue to hold — spring is when the market heats up
  • Prices remain stable with predictable fluctuations
  • Inventory remains tight, favoring sellers in most price ranges
  • The best time to list is approaching — March through June historically sees the most activity
